We tear off to sound decking, replace rotted boards, add tapered insulation to improve drainage where it helps, and install EPDM, modified bitumen or TPO membrane with new flashing at parapets, coping, scuppers, hatches, skylights and vents. Edges are secured with proper termination bar and metal for wind resistance. Shingle fronts and full shingle roofs receive architectural shingles over new underlayment and flashing.
On North Bergen's steep, narrow streets, dumpster placement and material delivery need planning, as does protection of neighboring roofs on attached buildings. We discuss logistics at the free estimate. Permits are often required for full replacements, and we can advise on what typically applies to your building.
When replacement is the right call in North Bergen
For North Bergen's two- to four-family roofs, EPDM or modified bitumen is a sound choice; TPO is worth considering where top-floor heat is a concern. For shingle fronts and pitched roofs, architectural shingles resist wind better than three-tab and are the standard recommendation on the ridge. Permits are often required for full replacements; we can advise.
Plan tenant notification, parking and dumpster placement in advance. On steep blocks with no driveway, street placement may require municipal arrangements. We will go through the schedule and logistics with you so there are no surprises.
