Signs you may need shingle roof repair

Wind-Lifted Tabs With Broken Seals

Each shingle has an adhesive strip that bonds it to the one below. Once wind breaks that bond, the tab flaps in every storm and eventually tears. Lifted tabs can sometimes be resealed; torn or creased ones need replacing.

Cracked and Brittle Shingles

As asphalt ages it loses its oils and becomes stiff. Cold snaps then crack it, often in straight lines across the tab. A few cracked shingles on an otherwise sound roof are a repair; cracking across a whole slope is a different conversation.

Granule Loss and Bald Spots

Granules protect the asphalt from sunlight. Bare patches from hail, foot traffic, or age let UV break the mat down quickly. Isolated bald spots can be addressed by replacing the affected shingles before the mat fails.

Exposed Nails and Nail Pops

Nails that were driven too high, driven crooked, or backed out over time push shingles up and leave a hole for water. The fix is pulling the nail, re-fastening properly, and sealing or replacing the shingle above it.

Damaged Ridge Caps and Hip Shingles

Ridge and hip caps take the most wind and the most sun. They crack and blow off before field shingles do. Replacing caps is a common, contained repair that also protects the ridge vent beneath them.

Moss, Algae, and Trapped Debris

Shaded north slopes and roofs under trees in older North Jersey neighborhoods grow moss that lifts shingle edges and holds water. Debris packed in valleys does the same. Clearing it and replacing damaged shingles stops the slow deterioration.

Shingle Roof Repair questions, answered

Can you match my shingle color exactly?

Close is realistic; exact rarely is. Even the same product in the same color weathers over time, so a new shingle looks slightly different beside a ten-year-old one for a season or two. Current architectural lines can be matched well. Discontinued colors and older three-tab products are harder. We show you samples on the roof before you commit.

How many shingles can be replaced before replacement makes more sense?

There is no fixed number. What matters more is the condition of the shingles around the damage. Replacing thirty shingles on a flexible, well-sealed roof is a sound repair. Replacing ten on a brittle roof where every neighboring shingle cracks when lifted is throwing money at a roof that needs replacing. We tell you what we find when we lift the first one.

Is repairing three-tab shingles different from architectural?

Somewhat. Three-tab shingles are thinner and older roofs with them are often brittle, which makes lifting them without cracking the neighbors harder. Architectural shingles are thicker, more forgiving, and easier to match because they are what most roofs use today. The repair technique is similar; the risk of collateral cracking is higher on aged three-tab.

How much does shingle roof repair cost?

Cost depends on how many shingles are involved, how spread out they are, the roof pitch and height, whether flashing or decking also needs work, and how hard your shingle is to match. A ridge cap repair on a one-story ranch is a small job; a valley rebuild on a steep three-story colonial is not. Estimates are free and itemized.

Do you repair shingle roofs in winter?

Yes, with care. Cold shingles are brittle and seal strips do not bond until temperatures rise, so winter repairs are hand-sealed and handled gently. If a repair genuinely should wait for warmer weather we will say so and discuss how to protect the area in the meantime. A leak, though, should not wait for spring.

Is it okay to just seal lifted shingles instead of replacing them?

If the shingle is intact and simply lost its seal, resealing it with roofing cement under the tab is a legitimate fix. If it is creased, cracked, or torn, sealing hides the problem for a season and then it leaks again. We lift each one and decide based on its condition, not on what is quickest.
