Chimney leaks are frustrating because water rarely shows up where it enters. Rain can get in at the crown, run down inside the masonry and appear as a stain two floors below. It can slip under lifted flashing and travel along a rafter before dripping onto drywall. The homeowner sees the result; the cause is somewhere above, and there are usually several candidates.

We check the five usual suspects in order: the cap or lack of one, the crown, the flashing and counter-flashing, the condition of the brick and mortar, and the roof immediately around the stack. Because we do both roofing and masonry, we can fix whichever one turns out to be the problem rather than sending you to a second contractor.

If water is actively coming in, call us. Covering the flue opening and placing a bucket are reasonable stopgaps, but the longer water sits in masonry the more it damages, especially with a freeze coming. If the leak only appears in heavy, wind-driven rain, that is a clue in itself, and we will want to hear about it.

Signs you may need chimney leak repair

Stains on the ceiling near the chimney

A brown ring that grows after storms, usually on the ceiling closest to the chimney or on the wall above the mantel, is the most common first sign. By the time a stain shows, water has been getting in for a while and the drywall and framing behind it may already be wet.

Water in the firebox

Drips on the fireplace floor or a puddle on the damper after rain mean water is coming straight down the flue. The cause is often a missing or damaged cap, but a cracked crown can also feed water into the flue around the top tile.

Damp or peeling chimney breast

Paint bubbling, wallpaper lifting or plaster softening on the wall around the fireplace points to water soaking through the masonry itself. Porous brick and open mortar joints absorb rain faster than they can dry out, and the moisture migrates inward.

Leaks only in sideways rain

A chimney that stays dry in ordinary rain but leaks during a nor'easter is usually a flashing or counter-flashing problem. Wind-driven rain pushes up under laps that gravity alone would never challenge. This pattern helps us go straight to the right spot.

Rusted damper or firebox

Orange streaks on the damper or firebox walls, or a damper that has seized, tell you water has been coming down the flue regularly. Even if you have never seen a drip, rust is proof the chimney is open to the weather at the top.

Why is my chimney leaking when the roof is new?

A new roof does not fix the chimney. Flashing is sometimes reused during a reroof, and crowns, caps and mortar are outside the roofer's scope entirely. It is also common for a leak to be noticed only after a reroof because attention is on the roof. We check the chimney independently of the roof and tell you which one is responsible.

Can I fix a chimney leak with caulk or sealant?

Occasionally a small flashing gap can be sealed as a stopgap, but caulk on a cracked crown or open mortar joint fails quickly and hides the problem. Many of the leaks we are called for have a layer of old sealant over them. A durable repair addresses the actual failure: proper counter-flashing, a rebuilt crown, repointed joints or a cap.

How do you find where the water is getting in?

We start with the evidence inside: where the stain is, when it appears, how fast it spreads. Then we examine the chimney from the roof, looking at the cap, crown, flashing and masonry. If the source is still unclear, we water-test one component at a time while someone watches inside. Guesswork is expensive; isolation is not.

What does chimney leak repair cost?

It depends entirely on the source. A missing cap or a small flashing reset is a modest repair. A crown that has to be rebuilt, or brick that has deteriorated to the point of absorbing water, is more involved. Is the leak damaging anything I cannot see?

Possibly. Water that enters at the chimney can wet attic insulation, rot the framing around the chase and soak the back of drywall before it shows on the surface. The sooner the source is closed, the less of that hidden damage accumulates. We check the attic as part of the diagnosis and tell you if anything beyond the chimney needs attention.
