Architectural (dimensional) shingles are thicker, carry higher wind ratings, hide roof imperfections better, and are what most North Jersey homes use today. Three-tab shingles are flatter, lighter, and lower in cost, which can make sense on a rental or a roof you plan to replace again soon. For a home you intend to keep, architectural is usually the better long-term value.

How long does a shingle roof replacement take?

Most single-family homes are completed in one to three days. Larger or steeper roofs, multiple layers to remove, extensive decking repair, and added skylights extend the schedule. Weather is the main variable; we do not open a roof when rain is forecast. You get a realistic timeline before work begins and updates if conditions change.

What affects the cost of a new shingle roof?

Roof area, pitch, and height set the baseline. From there, the number of layers being removed, how much plywood needs replacing, the shingle grade you choose, the complexity of valleys, dormers, and chimneys, ventilation upgrades, and extras like skylights all move the number. Do I need to be home during the installation?

Not necessarily, but plan for it. Tear-off is loud, vibrations can knock pictures off walls and shake dust from attic spaces, and vehicles should be moved away from the house. Cover items stored in the attic. If you work from home, a day elsewhere is worth considering.

Will you replace rotted plywood?

Yes. Once the old shingles are off, every sheet is checked. Soft, delaminated, or rotted decking is replaced with new plywood; sound decking stays. We photograph what we find and tell you before proceeding. Older homes with spaced plank decking sometimes need plywood over the planks so the new shingles have consistent nailing.

Can you add skylights during the replacement?

Yes, and a replacement is the best time to do it. The framing, flashing kit, and underlayment are integrated into the new roof rather than cut into an existing one. We also install roof hatches and build roof decks. Tell us during the estimate so the layout and flashing are planned from the start.
