Signs you may need chimney repair

Crumbling mortar joints

Run a key along a joint. If sand falls out, the mortar has lost its bond. Open joints let water into the core of the chimney, where it freezes, expands and loosens the next course of brick. Repointing stops that cycle before whole sections need rebuilding.

Spalling or cracked bricks

When the face of a brick pops off and leaves a rough, pitted surface, water got inside it and froze. A few spalled bricks can be cut out and replaced. Widespread spalling above the roofline usually means the top of the chimney should be rebuilt.

A cracked or sunken crown

The crown is the concrete slab that sheds water off the top of the chimney. Cracks, missing corners or a surface that slopes toward the flue send water straight into the masonry below. Crown damage is behind many of the leaks we trace back to chimneys.

A leaning or tilting stack

A chimney that has moved out of plumb is being pushed by something: a failed footing, rotted framing, or mortar too deteriorated to carry the load. Do not wait on this one. Call us, and keep people and cars away from the area below it until it is checked.

Water stains near the fireplace

Brown rings on the ceiling around the chimney, damp drywall on the chimney breast or a musty smell in the firebox all point to water entering from above. The source may be the crown, the flashing, the cap or porous brick, and pinning it down is the first job.

White staining on the brick

That chalky residue, called efflorescence, is mineral salt left behind as water evaporates out of masonry. It is harmless on its own, but it proves moisture is moving through the brick. Treat it as an early warning and have the chimney checked for where water is getting in.

How do I know if my chimney needs repair?

From the ground, look for white staining, missing mortar, bricks with pitted faces and a cap that is rusted or gone. Inside, check for stains on the ceiling or walls around the chimney and loose debris in the firebox. If you see any of these, or if the stack looks even slightly off vertical, have it looked at. We will tell you honestly whether it needs work now.

What does chimney repair cost?

It depends on how far up the chimney the damage goes, how much brick and mortar needs replacing, the height and roof pitch involved, and whether flashing, crown or liner work is part of the job. A crown seal and a few repointed joints is a small project; a rebuild from the roofline is a larger one. Estimates are free and itemized, so you can see exactly what drives the number.

Is a leaning chimney an emergency?

Treat it as one until a professional says otherwise. A lean means the chimney has lost support somewhere, and masonry that has started to move can continue moving without warning. Keep people, pets and vehicles away from the drop zone and call us. Some leaning chimneys can be stabilized and rebuilt from the roofline; others need to come down to a sound course and go back up.

Can chimney repairs be done in winter?

Some can. Flashing work, cap installation and many liner jobs are not temperature-sensitive. Mortar is different: it needs to cure above freezing, so repointing, crown pours and rebuilds are best done in the warmer months or during a mild stretch with cold-weather precautions. If you find a problem in January, we can usually do a temporary fix and schedule the permanent repair for spring.

Do you repair chimneys on commercial buildings?

Yes. We work on masonry chimneys and flues on apartment buildings, mixed-use properties and commercial structures across North New Jersey, as well as single-family homes. Larger stacks often involve staging and coordination with tenants, and we plan for that in the estimate.

Do you also handle the roof around the chimney?

We do, and that is often the point. Chimney leaks frequently involve the roof: flashing, the cricket behind the stack, shingles that were disturbed by earlier work. Because we are both a roofing and a chimney contractor, we can fix the masonry and the roofing in the same visit instead of leaving you to coordinate two trades.
