  1. Move furniture, electronics and valuables away from the wet area and put a bucket or tarp under the drip.
  2. If the ceiling is bulging with water, poke a small hole with a screwdriver to drain it into a bucket before it collapses.
  3. Do not go on the roof. Wet shingles and loose debris are how people get hurt. Photos from the ground or a window are enough.
  4. Photograph the damage inside and out, and note the date. This helps if you file an insurance claim.

Roof leaks are detective work. Water enters at a lifted shingle, a cracked pipe boot, or a gap in the chimney flashing, then runs along the underlayment, down a rafter, or across the top of the drywall before it finally drips somewhere you can see it. A stain in the hallway can come from a flashing problem ten feet uphill. Contractors who seal the shingles directly above the stain frequently miss the leak altogether.

We start in the attic when we can get to it, looking for water tracks, dark staining on the sheathing, rusted nail tips, and daylight. Then we go on the roof and work uphill from the suspected area, checking every penetration and transition on the way. Signs you may need roof leak repair

Chimney Flashing Gaps

The joint where a chimney meets the roof depends on step flashing, counter-flashing, and sound mortar. When any of them fail, water runs down the brick and in behind the shingles. Stains near a fireplace or along a wall below the chimney usually trace back here.

Cracked Pipe Boots

The rubber collar around a plumbing vent dries out and splits after years of sun and cold. Water follows the pipe down into the house. It is one of the cheapest leaks to fix and one of the most common ones we find.

Skylight Leaks

Skylights leak at the flashing kit, at the seal between glass and frame, or from condensation that looks like a leak. Each has a different fix. We check all three before anyone replaces a skylight that may be perfectly fine.

Valley and Sidewall Leaks

Valleys carry a lot of water, and worn shingles or poor layout there let it through. Where a roof meets a vertical wall, missing kick-out flashing sends water behind the siding. Both show up as stains that seem unrelated to anything overhead.

Ice Dams at the Eaves

Winter leaks along exterior walls, especially after a snowfall followed by sunny cold days, usually mean ice damming. Water backs up under the lower courses of shingles. The fix involves ice-and-water barrier and often attic insulation and ventilation.

Flat Roof Seams and Drains

On flat roofs, water enters at open seams, cracked flashing around curbs, and drains that have separated from the membrane. Ponding makes every one of these worse. Leaks on a top floor with a flat roof almost always trace to one of them.

Why does my roof only leak during certain storms?

Wind direction and intensity change where water goes. A leak that only appears in a nor'easter with wind from the east is being driven under flashing or shingles on that side. Leaks that show up only after snow point to ice damming. Telling us which conditions trigger the leak helps us narrow the search before we are even on the roof.

Can you find a leak when it is not raining?

Usually, yes. Water leaves evidence: stained sheathing, rust trails from nails, mineral deposits, matted insulation, and damaged materials at the entry point. When the source is still unclear, a controlled water test with a hose, working from the bottom of the roof upward while someone watches inside, pinpoints it.

Is the stain on my ceiling from the roof or the chimney?

If the stain is near the fireplace or on a wall below the chimney, the chimney is a prime suspect: flashing, a cracked crown, missing cap, or porous brick can all let water in. Because Asset does both roofing and chimney work, we check both at once and fix whichever is responsible, or both.

How much does a roof leak repair cost?

The cost depends on the source and the extent of the water damage around it. Replacing a pipe boot is minor; rebuilding chimney flashing or replacing soaked decking is more involved. Roof height and pitch, access, and whether the leak uncovered a wider problem also factor in. We trace the leak first and give you a free written estimate for the repair.

How long can I leave a small leak?

Not long. A small leak soaks insulation, which then holds moisture against the decking and framing. Mold can establish within days in warm weather, and plywood that stays wet through a season loses its strength. The repair is cheapest at the moment you first notice the stain.

Will you repair the drywall and insulation too?

Our work covers the roof side: stopping the water and repairing roofing, flashing, and decking. We will tell you how wet the insulation and drywall are and whether they need replacing. Once the area is dry, interior repairs and painting are typically handled by a general contractor or painter.
