Common Problems

Signs you may need flat roof replacement

Saturated Insulation

Once water gets below the membrane, insulation soaks it up and holds it. Wet insulation loses its R-value, rots the deck from above, and makes any surface repair pointless. A probe or core sample tells us how much of the roof is affected.

Widespread Seam Failure

When seams are opening across the roof rather than in one spot, the adhesive or weld has reached the end of its life everywhere at once. Re-seaming the whole roof costs nearly as much as replacing it and lasts far less time.

Chronic Ponding

If water stands in the same low areas after every rain despite clear drains, the slope is wrong. That cannot be fixed from the top. It needs tapered insulation underneath a new membrane to move water where it belongs.

Multiple Layers and Old Recovers

A roof that has already been recovered once or twice has layers of trapped moisture, mismatched materials, and weight the structure may not have been designed for. Tearing down to the deck is the only way to start clean.

Deteriorated Parapet and Curb Flashing

On older buildings the flashing at parapet walls, skylight curbs, and equipment supports has often been patched repeatedly with mastic. When the membrane is replaced, these details are rebuilt properly with new base and counter-flashing.

Membrane Shrinkage

Some membranes shrink with age and pull away from walls and drains, tearing flashing as they go. Once a membrane has shrunk enough to bridge corners and lift at edges, it is beyond repair.

    Final Inspection

    Seams, flashing, and drains are checked, the site is cleaned, and you receive photos of the stages from bare deck to finished roof.

EPDM, TPO, or modified bitumen: which is right for my building?

EPDM rubber is proven, flexible in cold weather, and straightforward to repair later. TPO is a white reflective membrane with heat-welded seams that reduces summer heat gain. Modified bitumen is a tough, granulated system that handles foot traffic well. The right choice depends on roof use, exposure, budget, and what is around it. We lay out the trade-offs for your specific roof.

Can you install a new roof over my existing flat roof?

Sometimes a recover is possible when the existing roof is dry, has only one layer, and the deck is sound. In our experience most flat roofs that have reached replacement age do not meet those conditions, and recovering over wet insulation locks the problem in. We probe first and recommend a tear-off whenever moisture is present.

How long does a flat roof replacement take?

A residential flat section or garage is often done in a day or two. Multi-family and commercial roofs take longer depending on size, how much wet insulation has to come out, the number of penetrations, and the complexity of the drainage design. We sequence the work so no area is left exposed overnight.

What determines the cost of a flat roof replacement?

Roof area, the membrane system chosen, insulation thickness and whether a tapered system is needed, how much wet material must be removed and disposed of, deck repairs, the number of drains and penetrations, parapet height, and access to the roof. Added features like hatches or roof decks are separate line items. Estimates are free and itemized.

Can you build a roof deck on the new roof?

Yes. Asset builds roof decks and installs roof hatches as part of flat roof projects. Planning the deck with the roof matters: supports need proper flashing, the membrane under the deck needs protection, and drainage has to work around the structure. Doing it at replacement time avoids cutting into a finished roof later.

Will the work disrupt tenants or my business?

There will be noise, some odor from adhesives or torch-applied products, and crew activity on the roof. We coordinate scheduling with you, keep access routes clear, and stage the work so the building stays watertight throughout. For occupied commercial buildings we discuss timing in advance so you can notify tenants.
