Signs you may need roof inspection

Shingle Condition and Seal

We check for cracked, curled, lifted, or missing shingles, test whether tabs are still sealed, note granule loss, and look at ridge and hip caps, which fail before the field does.

Flashing at Chimneys, Walls, and Skylights

Flashing is the most common leak source and the easiest to overlook from a distance. We inspect step flashing, counter-flashing, kick-outs, and skylight kits for separation, rust, failed sealant, and signs that water is getting behind them.

Penetrations and Vents

Pipe boots, exhaust vents, attic fans, and satellite mounts each depend on a seal that ages faster than the shingles around it. We check every one for cracked rubber, loose fasteners, missing caps, and rusted collars.

Flat Roof Seams, Drains, and Ponding

On flat sections we walk the seams, check flashing at parapets and curbs, clear and inspect drains and scuppers, and look for standing water, blisters, and punctures. Water still sitting two days after rain gets its cause traced.

Attic Signs of Trouble

From below we look for water staining on the sheathing, rusted nail tips, matted insulation, mold, and daylight. We also check whether intake and exhaust ventilation are adequate, since poor airflow shortens shingle life and feeds ice dams.

Gutters, Fascia, and Ice Dam Evidence

Granules in the gutters, stained or soft fascia, and shingle damage along the eaves tell us how the roof has handled past winters and whether ice-and-water barrier is doing its job.

How often should a roof be inspected in New Jersey?

Once a year is a sensible baseline, ideally in the fall before snow and ice arrive. Add an inspection after any significant wind, hail, or nor'easter event, and consider one each spring for roofs over fifteen years old. Flat roofs benefit from a drain check in both spring and fall.

How much does a roof inspection cost?

Estimates for any repair or replacement work are always free. For a standalone inspection, such as a written report for a real estate transaction or an insurer, the scope depends on roof size, access, and the level of documentation needed. Can you inspect a roof before I buy a house?

Yes, and it is one of the best uses of an inspection. General home inspectors often view the roof from the ground or a ladder. We get on it, check the attic, and give you a documented picture of its condition and remaining life so you can negotiate or budget accordingly before closing.

Will you try to sell me a new roof?

No. The purpose of an inspection is to tell you what is there. Many roofs we inspect need nothing or a minor repair, and that is what the report says. When a roof genuinely is near the end, we explain why with photos, and you decide what to do and when.

What is included in the written report?

Photos of each item we found with a note on location and severity, a summary of the roof type, approximate age if determinable, and overall condition, and a list of recommendations grouped as urgent, soon, or monitor. If you need it for an insurer or a buyer, let us know so the format suits that purpose.

Can you inspect after a storm for insurance purposes?

Yes. After wind or hail we document storm-specific damage separately from pre-existing wear, since insurers treat them differently. The photos and notes can support your claim, and we can help document the damage and assist with the claim process if you decide to file.
