Chimney Leak RepairUrgent

Stains spreading on the ceiling near the fireplace, drips in the firebox or a damp chimney wall mean water has found a way in. We track it to the source and close it.

Chimney Flashing Repair

The joint between chimney and roof is where most chimney leaks start. We repair and replace flashing the right way, with metal, not a tube of sealant.

Chimney Crown Repair

The crown is the lid on your chimney. When it cracks, every rain goes into the brick below. We seal minor cracks and pour new crowns when the old one is past saving.

Chimney Caps

A cap is the least expensive thing you can put on a chimney and prevents some of the most expensive problems. We fit, replace and repair caps for single and multi-flue chimneys.

Chimney Repointing

Mortar is designed to wear out before the brick does. Repointing renews the joints and keeps a sound chimney from becoming a rebuild.

Chimney Rebuilds

When the masonry is too far gone to repair, we take the chimney down to sound brick and build it back correctly, from the roofline up or from the ground.

Chimney Waterproofing

Brick and mortar absorb water like a sponge. A breathable waterproofing treatment keeps rain out of the masonry while letting trapped moisture escape.

Chimney Cleaning

Creosote, soot, nests and debris leave your flue a little more dangerous every season. A proper sweep clears them out and gives us a look at the condition of the chimney.

Common Problems

What homeowners usually notice first

Water coming in around the chimney

Stains on the ceiling near the chimney or in the fireplace almost always trace to flashing, a cracked crown or porous brick.

See the fix

Cracked or crumbling crown

The concrete crown is the chimney's roof. Freeze–thaw cracks let water into the masonry below.

See the fix

Missing or rusted cap

Without a cap, rain, animals and debris go straight down the flue. A stainless cap is one of the cheapest fixes we do.

See the fix

Mortar falling out, bricks flaking

Repointing replaces failed joints before bricks loosen. Widespread spalling may mean a partial rebuild.

See the fix

Clay liner tiles cracked or missing

A damaged liner can leak flue gases into the house. Relining with stainless steel restores a safe, correctly sized flue.

Not sure what is wrong

Start with an inspection. We check the crown, cap, flashing, masonry, liner and firebox and give you a written report.

Honest Guidance

Repair, repoint or rebuild?

A targeted repair usually works when…

  • Brick is solid and the problem is mortar joints, crown, cap or flashing.
  • The leak is new and the chimney has not been patched repeatedly.
  • The liner is intact or can be relined without opening the stack.
  • The chimney is plumb and the top courses are tight.
About our repair service

A rebuild makes more sense when…

  • Bricks are spalling or loose across large areas of the stack.
  • The chimney leans or the top courses rock when pushed.
  • Previous repairs keep failing within a season or two.
  • Freeze–thaw has broken the crown and the courses beneath it.

We photograph the chimney from the roof so you can see exactly what we see before deciding.

FAQ

Chimney questions we hear most

What chimney services does Asset offer?

Chimney repair and masonry restoration, inspections, stainless steel liner installation and relining, leak and flashing repair, crown repair and replacement, cap installation, repointing, partial and full rebuilds, waterproofing and chimney cleaning. We work on both fireplace chimneys and furnace or boiler flues.

How do I know whether I need a repair or a rebuild?

If the problem is limited to joints, crown, cap or flashing and the brick is sound, a repair is usually right. When bricks are spalling across large areas, the chimney leans, or earlier repairs keep failing, a rebuild from the roofline up is often the better long-term value. We explain the condition and show you photos.

Why is my chimney leaking when it does not rain hard?

Masonry absorbs water. Porous brick, a cracked crown or a missing cap can let water in slowly, and snowmelt or wind-driven rain finds the weak point. Condensation from a gas appliance venting into an oversized flue can also look like a leak.

Do you inspect chimneys before a home sale?

Yes. A pre-purchase inspection documents the condition of the crown, cap, flashing, masonry and liner so you know what you are buying and can negotiate with facts.

Are chimney estimates free?

Yes. We look at the chimney, explain what we find and provide a written price. There is no charge for the estimate.
