Signs you may need roof repair

Missing or Damaged Shingles

Wind lifts shingles along the edges and ridges first. Once the seal strip breaks, a shingle can tear off entirely or crack where it folds back. Each gap exposes the underlayment and nail heads below, which is exactly where water eventually finds its way in.

Flashing That Has Pulled Away

Flashing around chimneys, skylights, sidewalls, and plumbing vents is the most common leak source we see. Old step flashing rusts, caulk dries out, and counter-flashing works loose from mortar joints. The shingles can look fine while the metal underneath has already failed.

Leaks Around Roof Penetrations

Every pipe boot, exhaust vent, and satellite mount is a hole in your roof that depends on a rubber or metal seal. Rubber pipe boots crack after years of sun and cold, and the resulting leak often shows up on a ceiling several feet away from the pipe.

Ice Dam Damage

Freeze-thaw cycles push meltwater back under the shingles at the eaves. By spring you may find lifted shingles, rotted fascia, or stained ceilings along the exterior walls. Repairs often involve replacing the first few courses and adding ice-and-water barrier underneath them.

Nail Pops and Aging Materials

As a roof ages, nails back out, sealant shrinks, and shingles lose granules and turn brittle. None of these cause a dramatic leak on their own, but they add up, and they are the reason a roof that looks acceptable from the ground can still be letting water in.

Fallen Branches and Debris

A limb from a summer thunderstorm can puncture shingles and decking in a way that is easy to miss from below. Even smaller debris that settles in a valley holds moisture against the roof surface and slowly wears through it over the following seasons.

Roof Repair questions, answered

How do I know if my roof needs repair or just looks weathered?

Weathering alone is cosmetic: slight color fading, a bit of moss on the north slope. Signs that call for a repair are different: shingles that are missing or visibly lifted, granules piling up in gutters, cracked pipe boots, stains on ceilings or attic sheathing, and daylight visible from inside the attic. If you are unsure, an inspection settles it and costs you nothing in obligation.

How much does roof repair cost in North New Jersey?

It depends on what is actually wrong. The main cost drivers are the size of the damaged area, whether decking underneath has to be replaced, how steep and how high the roof is, whether flashing or a chimney is involved, and the type of roofing material. A single pipe boot is a very different job from rebuilding a valley. We inspect first and give you a free written estimate so you know before anything starts.

Can you match my existing shingles?

Often, yes. Architectural shingles from current product lines can usually be matched closely in profile and color. Older three-tab shingles and discontinued colors are harder, and a new shingle will always look slightly newer than its weathered neighbors for a while. We bring samples, show you the closest options, and let you decide what you are comfortable with.

Do you repair flat roofs as well as shingle roofs?

Yes. Asset specializes in both. Flat roof repairs involve different materials and methods: re-seaming EPDM or TPO, patching modified bitumen, clearing and resealing drains, and rebuilding flashing at parapet walls. We identify the membrane first so the repair material actually bonds to what is already there.

Should I wait until spring to repair my roof?

Usually not. A leak that is active in December will do more damage by April, and ice dams make winter openings worse, not better. Many repairs can be done in cold weather with the right approach, and we will tell you honestly if a specific repair should wait for warmer temperatures so the materials seal properly.

Will a repair stop my ceiling stain from coming back?

If the repair addresses the real entry point, yes. The trick is that water travels, so the leak is rarely directly above the stain. We trace it uphill to the actual source before we fix anything. The existing stain itself will not disappear on its own; once the area is dry, it can be primed and painted.
