Signs you may need roof replacement

Shingles Curling, Cracking, or Going Bald

When shingles curl at the edges, crack across the surface, or lose most of their granules, the asphalt has dried out. Individual replacements no longer help because the surrounding shingles are in the same condition and will fail next.

Leaks in More Than One Place

A single leak points to a single defect. Leaks in the bedroom, the hallway, and over the garage point to a roof system that has reached the end. Chasing each one separately costs more over time than addressing the whole surface.

Multiple Layers of Old Roofing

    Tear-Off and Installation

    The old roof comes off, decking is repaired, and the new system goes on in sequence: barrier, underlayment, flashing, roofing, and ridge. We protect the property while we work.

  4. 04

    Final Inspection and Cleanup

    We inspect our own work, walk the finished roof with you if you want to see it, and leave the property clean. You get photos of the stages you could not watch from the ground.

How long does a roof replacement take?

Most single-family shingle roofs are torn off and reroofed in one to three days depending on size, pitch, the number of layers coming off, and how much decking needs replacing. Flat roofs and larger commercial buildings take longer. Weather is the variable we cannot control, and we will not open a roof when rain is on the way. You get a realistic schedule before we start.

What drives the cost of a new roof?

Square footage is the starting point, but pitch, height, and complexity matter just as much. A steep roof with multiple valleys, dormers, and a chimney costs more to roof than a simple gable of the same area. Other factors are the number of layers being removed, how much plywood must be replaced, the shingle or membrane you choose, ventilation upgrades, and extras like skylights. Our estimates are free and itemized.

Do you tear off the old roof or install over it?

We tear off. Installing over an existing layer saves a little money up front but hides rotted decking, prevents proper ice-and-water barrier installation, traps heat that ages the new shingles faster, and makes flashing details unreliable. A clean deck is the only way to know what you are building on.

Will you replace the plywood underneath?

Only where it needs it. Once the old roofing is off we inspect every sheet. Boards that are soft, delaminated, or rotted get replaced; solid decking stays. We tell you what we found and show you photos. Older homes with plank decking sometimes need gaps filled or sheets of plywood added so the new shingles have proper nailing.

Can you replace the chimney flashing at the same time?

Yes, and we recommend it. The chimney is the single most common leak point on a roof, and a replacement is the ideal moment to install new step flashing and counter-flashing cut into the mortar joints. Because Asset also does masonry, we can repoint or repair the chimney crown while the crew is already up there.

What time of year is best for roof replacement in New Jersey?

Late spring through fall offers the most reliable weather and temperatures that let shingle seal strips bond quickly. That said, roofs are replaced year-round in North Jersey. Cold-weather installs require more care with handling and sealing, and we plan around forecasts. If your roof is failing, waiting for ideal weather is usually the more expensive choice.
