Responsibility for a party-wall chimney depends on the deeds and how the flues are used, and it is often shared. Bricks are falling from the chimney onto my flat roof. Is this dangerous?

Yes. Falling brick can puncture a membrane roof, and loose masonry above a building in a dense neighborhood is a safety hazard to people below. The top section has likely lost its mortar and should be rebuilt. Have it inspected promptly.

Do I need a liner for the chimney that vents my gas boiler?

Often yes. Gas appliances produce moist, acidic exhaust that deteriorates unlined masonry over time, and an oversized old flue may not draft properly. We inspect the flue and recommend a properly sized stainless steel liner if the existing flue is unlined or damaged.

Can the chimney be removed if we no longer use it?

Yes. If no appliance vents through it, we can remove it below the roofline and roof over the opening, eliminating a permanent leak point. On a shared chimney, removal depends on whether the neighbor's flue is still in use. If you prefer to keep the chimney, we can cap and seal it.
