Our process is to tear off down to sound decking, replace rotted boards, add tapered insulation to improve drainage where practical, install a new EPDM, modified bitumen or TPO membrane, and reflash parapets, drains, scuppers, hatches and all penetrations. On pitched roofs we install architectural shingles over new underlayment with proper ventilation.
In Paterson's dense neighborhoods, logistics matter: where a dumpster can be placed, how materials get to the roof, and how neighbors on shared walls are affected. We plan all of that with you up front. Permits are often required for full replacements, and we can advise on what typically applies to your building.
When replacement is the right call in Paterson
For most Paterson multifamily roofs, EPDM or modified bitumen is a sound choice; TPO is worth considering where summer heat on the top floor is a concern. We will explain the tradeoffs for your building. For pitched roofs, architectural shingles with new flashing and ventilation are the standard recommendation.
Permits are often required for full replacements; we can advise. Think about tenant notification, dumpster placement on the street or in a rear yard, and material delivery on narrow blocks. Where buildings share a party wall, we take care at the wall line and coordinate with the neighbor when the work affects the shared edge.
