Chimney Repair in Passaic, NJ

Nearly every pre-war building in Passaic has at least one brick chimney, and many have two: one for the original heating system and one for a kitchen stove or fireplace long since removed. Most now vent gas boilers and water heaters, and after a century of weather, soft lime mortar and acidic exhaust, many are in poor shape above the roofline.

We inspect, repoint, reline, cap and rebuild chimneys throughout Passaic, and we handle the flashing where the chimney meets a flat membrane roof, a detail that causes many of the chimney leaks we see in the city. We also seal or remove abandoned chimneys that have become leak points.

Repair, repoint or rebuild in Passaic

An inspection identifies what is sound and what is not. We repoint where joints have receded but brick is good, rebuild from a sound course up when the top is loose, pour a proper crown with overhang, and install a stainless cap. Flues venting gas appliances that are unlined or damaged get a correctly sized stainless steel liner. Abandoned chimneys should be capped and sealed, or removed below the roof and roofed over.

If your flat roof is also due for work, let us know; rebuilding the chimney first and then flashing it into a new membrane gives the best result.

Passaic Specifics

Chimney problems we see in Passaic

Loose and spalling brick above the roof

The top courses of Passaic's old chimneys have been through a century of freeze-thaw. Mortar turns to sand, brick faces pop off, and the stack can shift in high wind.

No crown or cap

Many older chimneys in the city were finished with a thin mortar wash and no cap. Rain goes straight down the flue, soaks the interior masonry and ends up in the building.

Flue problems from gas conversions

Chimneys built for coal now vent gas boilers. The oversized, unlined flue condenses moisture, deteriorates from the inside and may not draft properly. A correctly sized stainless steel liner restores safe venting and stops the deterioration.

Tar flashing at the membrane

Where chimneys pass through a flat roof, the joint is often sealed only with tar, which separates from both the brick and the membrane. Proper base and counterflashing is the fix.

Close or shared chimneys on attached buildings

Chimneys on neighboring Passaic houses often stand side by side or share a wall. Repairs need to respect the neighbor's flue and property line. We identify which flues serve which building before any work starts.

FAQ

Chimney Repair in Passaic: your questions

How can I tell if my Passaic chimney is leaning or unsafe?

Look from the street for a visible tilt, gaps opening in the mortar joints, or bricks that look displaced. From the roof, loose or missing bricks and a crumbling crown are warning signs. A leaning chimney above a flat roof is a hazard to the roof and to people below, and should be inspected promptly.

Water drips near the boiler after heavy rain. Is that the chimney?

Often yes. An uncapped or cracked chimney lets rain straight down the flue to the base, where it collects near the boiler connection. A cap, crown repair and, if needed, a liner usually solve it. We will inspect from the top and the bottom to confirm.

Can you repoint just the top of the chimney?

Yes, if the lower sections are sound. The upper portion above the roofline takes the most weather, and repointing or rebuilding only that section is common on Passaic buildings. We will let you know if the problem extends further down.

Do you remove chimneys that are no longer used?

Yes. If a chimney no longer serves any appliance and is deteriorating, we can take it down below the roofline and roof over the opening, which eliminates a permanent leak point. If you want to keep the chimney for appearance, capping and sealing it is the alternative.
