Because so much of Hackensack was built before modern underlayments and ice barriers existed, a small leak often shows up far from its source. Repair or replace? What we tell Hackensack homeowners
If your Hackensack roof is leaking in one spot and the rest of the roof is in reasonable condition, repair is almost always the right call. Flat roofs in particular can be sectionally repaired for years if the underlying deck is sound. The exception is a flat roof with widespread ponding, soft spots underfoot or three or more existing layers, where the honest answer is a replacement.
For steep-slope roofs, we look at the age and brittleness of the shingles. If they are still flexible and granule loss is limited, we repair the failed area and reflash as needed. If shingles crack when lifted, a repair will not hold and we will say so. Either way, you get a written estimate and photographs of what we found.
