Chimney Repair in Cranford, NJ

Almost every pre-war home in Cranford has a brick chimney built for a coal furnace and often a fireplace. Most of those chimneys now vent gas appliances through flues sized for something much hotter, and the exposed brick above the roof has been through generations of freeze-thaw. Cracked crowns, open joints, missing caps and flashing sealed with roof cement are typical.

Brick chimney rebuild in progress with new courses laid

We repair chimneys throughout Cranford: repointing, crown replacement, caps, flashing, stainless steel liners, rebuilds of deteriorated upper sections, waterproofing and cleaning. We inspect the whole stack, including the flue interior, and show you photos before recommending work, so you can see what is failing rather than take our word for it.

In the low sections near the Rahway River, chimney bases and foundations have in some cases been repeatedly saturated by flooding. That does not affect the chimney top, but it can deteriorate mortar at the base and in the basement, and it is worth checking when we inspect the rest.

Repair, repoint or rebuild in Cranford

An inspection tells you what the chimney needs. For most Cranford chimneys that means some combination of a crown, a cap, repointing of the upper courses and a liner for gas appliances. Where the top section is loose or heavily deteriorated, rebuilding from the roofline up is the lasting fix. We provide photos and a written scope and distinguish what is urgent.

If your home is in a flood-prone section and the basement has taken on water around the chimney, mention it so we can check the base.

Cranford Specifics

Chimney problems we see in Cranford

Oversized flues venting gas appliances

Gas furnaces and water heaters venting through flues built for coal produce condensation that erodes tile and mortar from inside. A stainless steel liner sized to the appliance corrects draft and stops the deterioration before it reaches the brick.

Crowns and caps

Thin mortar-wash crowns crack and let water into the brick core with every rain, and open flues take in rain and animals. We pour reinforced crowns with overhang and drip edge and fit caps sized to each flue.

Exposed upper courses

The top few feet of the chimney lose mortar and brick faces to freeze-thaw year after year. We repoint where the brick is sound and rebuild the upper courses where it is not, matching brick as closely as practical.

Flashing buried in cement

Roof cement over old flashing is the standard Cranford chimney condition and the standard failure. We remove it and install new step and counterflashing cut into the masonry so the detail sheds water without sealant.

Base deterioration in flood areas

Chimney bases that have been saturated repeatedly can lose mortar at the foundation level, and furnace connectors that have been underwater deserve a check. We inspect and repoint the base where needed as part of the chimney assessment.

FAQ

Chimney Repair in Cranford: your questions

What happens to a chimney after basement flooding?

The chimney top is unaffected, but the base and the section in the basement can lose mortar if they are saturated repeatedly, and a furnace flue connector that has been underwater should be checked. We inspect the base along with the rest of the chimney and repoint where needed. Mention any flood history when you call.

Does my gas furnace need a chimney liner?

If it vents into an original brick chimney with a large clay flue or no liner, probably. Gas exhaust is cool and moist, and in an oversized flue it condenses on the walls and breaks down the tile and mortar. A stainless steel liner sized to the appliance restores proper draft and protects the chimney. An inspection confirms what yours needs.

The chimney has a cap but still leaks. Why?

A cap keeps rain out of the flue, but water also enters through a cracked crown, porous or spalled brick, open mortar joints and failed flashing. Most leaking chimneys have more than one entry point. We inspect all of them and address what is actually letting water in, rather than guessing.

Can you repoint just the top of the chimney?

Yes. The section above the roofline weathers fastest and often needs repointing while the chimney below is fine. We rake out deteriorated joints, repoint with matched mortar and, if the brick itself has failed, rebuild the upper courses. A new crown and cap complete the work.
