Roof Replacement in Chatham, NJ

Roof replacement on an early-1900s Chatham home is a chance to correct details that have been handled piecemeal for decades. A full tear-off exposes the plank decking so split and rotted boards can be replaced, lets us install continuous ice-and-water protection and underlayment, and allows every dormer, valley and chimney to be flashed correctly from the deck up rather than patched from the top down.

Asset Roofing & Chimney replaces steep-slope roofs with architectural asphalt shingles and replaces flat roofs on additions and commercial buildings with membrane. On Chatham homes that still carry slate, we assess the roof and discuss whether to keep and repair it or convert to shingle. Gambrel roofs, hipped foursquare roofs and multi-dormer colonials each take their own detailing, and we plan for it.

When replacement is the right call in Chatham

Replace when the shingles are brittle and shedding granules across the whole roof, when leaks appear in several unrelated areas, when the roof has more than one layer, or when ice dam damage has reached the decking. For slate, replacement with shingle makes sense when a large share of the slates are soft or breaking; if only a few are failing, repair by a slater may be the better value.

We inspect the attic first and set expectations about decking repairs. If your home is in an older part of the borough, it is worth confirming with the municipality whether any review applies to visible exterior changes. The job takes one to several days depending on the size and complexity of the roof, with cleanup at the end of each day.

Chatham Specifics

Roof problems we see in Chatham

Plank decking under old roofing

Houses from the 1910s through the 1930s have board decking rather than plywood. Gaps, splits and rot along the eaves and valleys are normal findings on tear-off and must be fixed before the new roof is installed.

Gambrel and hipped roof detailing

Dutch colonials and foursquares have roof shapes that need specific attention at the pitch break and at the hip ridges. Standard gable techniques do not fully address them.

Ventilation on finished attics

Many Chatham homes have finished third floors or attic rooms with little airflow. A new roof needs a plan for intake and exhaust so it does not ice-dam in winter or overheat in summer.

Close-set houses and mature plantings

Borough lots are compact, with established gardens and trees. We plan staging, debris handling and protection of plantings and neighboring property before the crew arrives.

FAQ

Roof Replacement in Chatham: your questions

How is a gambrel roof replaced differently from a regular gable?

The steep lower slopes are nearly vertical and are shingled with closer attention to fastening and exposure, and the break line to the upper slope gets a transition flashing under the shingles. The upper slope, being shallower, gets more ice-and-water protection. Both are standard for us, but they take more care than a plain gable.

Will you replace the flat roof on my addition at the same time?

Yes, and we recommend it. Low-slope additions and porch roofs should be done in membrane, tied properly into the shingled roof with the membrane carried up under the shingles. Doing both in one project means a single contractor is responsible for the transition, which is where most problems occur.

How do you ventilate a 1920s house with a finished attic?

We look at what exists: soffit vents, gable vents, any ridge vent. Where knee walls and sloped ceilings leave rafter bays, we keep air channels open from soffit to ridge and install a continuous ridge vent. If the layout prevents that, we discuss alternatives before the work begins rather than leaving it to chance.
