Housing in Hoboken
Hoboken's housing is overwhelmingly attached: brownstones and brick rowhouses from the 19th and early 20th centuries, frame rowhouses, and newer condo buildings built on the same narrow lots. Flat roofs with brick parapets, shared party walls, cornice fronts and rear scuppers are standard. Roof hatches and skylights are common, and many rowhouses have been converted to condominiums with shared responsibility for the roof.
Weather and exposure
Hoboken sits low along the Hudson River, and its flooding history during heavy rain is well known. Flat roofs pond quickly when scuppers and leaders clog, and water that cannot leave the roof finds the parapet or a seam. River winds hit cornices, coping and chimneys directly, especially on corner buildings. Freeze-thaw opens joints in brownstone and brick coping each winter.
