Chimney Repair in Livingston, NJ

Livingston chimneys are mostly brick stacks from the 1950s through 1970s serving a fireplace and, originally, an oil furnace. Many homes have since converted to gas. The chimneys are younger than those in the county's older towns, but half a century of freeze-thaw, unlined or oversized flues and crowns that were never more than a thin mortar wash have taken their toll.

We repair chimneys across Livingston: crown replacement, repointing, caps, flashing, stainless steel liners, rebuilds of deteriorated upper sections, waterproofing and cleaning. On newer teardown rebuilds with framed chases and metal flues, we address chase covers, storm collars, flashing and the siding-to-roof details that let water in behind the chase.

Split-levels and ranches often have chimneys that pass through a low roof section and rise beside a taller wall, where they collect runoff and snow. Flashing at these locations fails earlier than on a simple gable, and it is a frequent source of the ceiling stains homeowners attribute to the roof.

Repair, repoint or rebuild in Livingston

An inspection of the crown, cap, brick, flashing and flue determines the right scope. Typical Livingston chimneys need a new crown, a cap, repointing of the top courses and, for gas appliances venting through clay tile, a liner. If the top of the stack is loose or heavily spalled, we rebuild it from the roofline. We provide photos and a written scope.

Homeowners planning a roof replacement should have the chimney inspected first. Crown and brick repairs are much simpler before the new roof goes on.

Livingston Specifics

Chimney problems we see in Livingston

Thin crowns from mid-century construction

Many 1950s to 1970s chimneys were finished with a mortar wash rather than a proper crown. It cracks within a few winters and lets water into the core. We remove it and pour a reinforced crown with overhang and a drip edge.

Flues oversized for gas appliances

Chimneys built for oil furnaces are too large for the gas furnaces and water heaters that replaced them. Condensation damages tile and mortar from inside. A stainless steel liner sized to the appliance corrects draft and stops the deterioration.

Fireplace flue deterioration

Clay tile liners crack with age and use, and the mortar between tiles washes out. Gaps in the liner allow heat and gases to reach framing. We inspect the flue and reline it where the tile has failed.

Chase covers on newer homes

Framed chimney chases on newer construction have metal chase covers that rust, pond water and leak at the seams. We replace them with properly sloped covers with drip edges and seal the storm collar around the flue pipe.

Flashing beside tall walls

Where a chimney meets a roof next to a second-story wall, snow and runoff pile up against it. We rebuild the flashing with step and counterflashing and add a cricket to divert water around the chimney instead of against it.

FAQ

Chimney Repair in Livingston: your questions

We just bought a 1960s Livingston home. What should we check on the chimney?

Look at the crown for cracks, confirm there is a cap, check for white staining or flaking brick, and find out what appliances vent through it and whether the flue is lined. A professional inspection covers all of this plus the flashing and the flue interior. It is a straightforward way to avoid surprises in the first winter.

Is a chase cover the same as a chimney cap?

No. A chase cover is the metal sheet that closes the top of a framed chimney chase on newer homes; a cap sits over the flue opening to keep out rain and animals. Chase covers rust and sag over time and are a common leak source. We replace them with sloped, properly sealed covers.

Can a liner be installed in a chimney with an offset?

Usually yes. Flexible stainless steel liners negotiate the offsets common in older fireplace chimneys. The flue is measured and the liner sized to the appliance it will serve. If the offset is severe or the flue is obstructed, we will tell you what the options are after inspecting.

Why is there white staining on my chimney brick?

The white deposits are efflorescence, minerals left behind when water moves through the masonry and evaporates. It means the chimney is taking on water, usually through a cracked crown, open joints or an uncapped flue. The staining itself is cosmetic, but the water behind it is not. An inspection finds the entry point.
